Tenants will be expected to:


1.  maintain the lawn

2.  remove snow and ice

3.  pay rent on time

4.  keep unit clean

5.  make all minor repairs

6.  not smoke in unit

7.  not allow any pets in unit

8.  communicate with Stratford

9.  Inform us of any change in your contact info

10.  Pay all your utilities except for water



Stratford Realty's General Rental Policies


 

Stratford Realty looks for stable tenants who will be good neighbors, treat their homes well, and be responsible in fulfilling their lease requirements.  A few of our requirements are listed below and on the sides:

1.  All applicants will be required to fill out an application and submit a $40 application fee.   This fee covers a credit check, eviction check, and criminal background check. 

2.  A holding deposit is recommended to hold a unit.  This does not obligate the Lessor to rent the unit to you; it is instead a statement of interest on your behalf, and is refundable if the Lessor does not decide to rent to you. 

3.  We look at each application on a case by case basis, and welcome all applicants, regardless of past credit. 


To have your application approved, you must:


1.  have the first month's rent

2.  have a security deposit of at least 1.5 months

3.  have an income of which your rent does not exceed 40%.  For example, if you make a total household income of $4,000 per month, you could qualify for a rent amount of $1,600 per month.  If you make a total household income of $2,000 per month, you could qualify for a rent amount of $800 per month

4.  have proof of all income

5.  be willing to sign a 2 year lease
